Look, the thing is, we are on the same page as far as the need to do something different for trans[portation. I just think you have too much faith in rail as the main answer. The realtors assoc. survey had to do with commuter rail, not long distance travel.

If one were to build large parking lots around Passenger Depots at 25 and 50 miles from the centre of Knoxville, I GUARANTEE, that huge neighborhoods would develop with the Depots' parking lots packed full of daily commuters. One major hurdle was lost in Knoxville, in that the woman who was for a rail commuter system was beaten by an Oil man who will guarantee that Knoxville will get a few more lanes stacked onto I-40/75/640/275, AND a bunch of new Pilot bin Laden Juice temples erected throughout the area.
